TUCSON, AZ (December 23, 2024) The Limberlost Retail Center at 4128-4146 N Oracle Road in Tucson sold for $5.6 million ($146 PSF) for the shopping center at Oracle & Limberlost.

Built in 1974, the retail center had two spaces vacant when it sold. A 1,206-square-foot space and a 4,497-square-foot space in the 38,358-square-foot center. The former 99Cent Store space was rented to Dollar Tree, and the investor is a big fan of Dollar Tree anchored centers.

Patrick Luther with SRS Real Estate Partners in Phoenix represented the investor, T Limberlost AZ LLC of Dallas, TX.

The seller, Oracle Limberlost Shopping Center LLC is an affiliate of Whirlygig Properties, Barry Kitay and Lynn Taylor marketed the property and were self-represented in the transaction.

The transaction closed December 23, 2024.

Other tenants in the center include: Eyemart Express, Plato’s Closet, Little Caesars, Penzeys Spices, Freeway Insurance and Red’s Salon Shop. Major tenants nearby include: Home Depot, PetSmart, Total Wine, Lowe’s, Target, Michaels, Chuze Fitness, Nordstrom Rack and more that benefit from the tremendous vehicular traffic in the trade area.
