TUCSON, AZ (May 6, 2026) -- PacWest Rentals, a Gilbert-based provider of construction and industrial equipment rental solutions, has expanded into Tucson with the lease of a strategically located industrial outdoor storage site at 2110 N. Dragoon Street in Tucson.

The move marks PacWest’s official entry into the Tucson market and reflects a broader trend: industrial outdoor storage, or IOS, has become one of the most important and increasingly sought-after segments of the industrial real estate market.

The newly leased property includes a functional 2.06-acre, industrial I-1 zoned yard, with office/warehouse space and room to accommodate 53-foot trailer circulation. The site will serve as a Tucson hub for PacWest’s equipment fleet, supporting contractors, developers, infrastructure providers, and industrial users throughout Southern Arizona.

For companies that rely on fleet storage, equipment staging, contractor yards, trailer parking, service operations, and fast regional dispatch, Tucson offers a compelling platform. The region continues to see activity tied to infrastructure work, residential growth, industrial development, logistics, public-sector construction, and cross-border commerce. Those drivers are increasing the need for well-located IOS sites with usable yard space, appropriate zoning, truck access, and proximity to major transportation corridors.

The Dragoon Street location provides convenient access across the Tucson metro area, including Marana, Vail, Sahuarita, and other growth areas in Southern Arizona. Its central location allows PacWest to serve customers more efficiently across the region while positioning the company near active construction and industrial corridors.

PacWest’s Tucson expansion also signals to other construction, equipment, logistics, utility, infrastructure, and service companies evaluating the market. As Southern Arizona grows, the demand for operational real estate grows with it. Companies that need yard space often require more than a building; they need circulation, outdoor storage, security, access, and flexibility.

Those sites are not always easy to find. Functional IOS properties in established industrial areas can be limited, especially when users need both yard space and small office or warehouse improvements. That scarcity has made well-positioned IOS locations increasingly valuable in markets like Tucson, where growth is creating new demand, but supply remains constrained.

Based in Gilbert and serving the greater Southwest, PacWest Rentals offers a broad selection of Caterpillar equipment, including articulated trucks, dozers, excavators, motor graders, scrapers, wheel loaders, water wagons, rollers, stand tanks, and mega pumps. PacWest has not disclosed how many employees will be based at the Tucson branch, but the company is actively hiring for the new location as it prepares to support fleet, service, and customer operations in Southern Arizona.

Max Fisher of BRD Realty represented the landlord in the transaction. Kent Hanson and Kyle Hanson of Kidder Mathews represented the tenant.

PacWest’s entry into Tucson underscores the region’s growing role as a market in the Southwest for industrial service companies, construction suppliers, equipment providers, and other IOS users seeking access, affordability, and room to operate.
