NAI Horizon represents Valley junk removal business in 2 leases at Phoenix, Peoria buildings

PHOENIX, ARIZONA – NAI Horizon represented the tenant, a recently elected state legislator, in two leases for his junk removal business at industrial buildings in Phoenix and Peoria.

NAI Horizon Associate Jennifer Loehnert represented Phoenician Junk Haulers DBA Junk King of Phoenix, Steve Kaiser, in leases at 2115 W. Shangri-La Road, in Phoenix, and 9543 W. Sahuaro Dr. in Peoria.

Kaiser is the owner of Valley junk-hauling and roll-off dumpster rental franchise, Junk King of Phoenix. He was elected to the Arizona State House in Legislative District 15 in November. Kaiser grew up in the 15th District, graduated from Arizona State University and served in the U.S. Army.

The Peoria lease totals $102,000 for 1,760 SF. The Phoenix lease totals $23,850 for 1,368 SF.

The Phoenix property is in a multi-tenant industrial complex consisting of office/warehouse units and a freestanding office/shop building with fenced and paved yard. Buildings feature block construction, 3 phase power, grade level roll-up doors, skylights and gated entry. It is in a stable commercial sub-market with very low vacancy and access to I-17.

“These two new leases offer more expansion opportunities,” Kaiser said. “As you purchase more territory you have to put in new warehousing. One of our other locations in Surprise allowed us to get in the residential dumpster business as well.

“Jen was amazing to work with. She was a really strong advocate in helping find the right locations and working with the landlords. I’ve always wanted to own my own business. It was important to have expertise (Loehnert and NAI Horizon) on my side,” Kaiser said.

Strong start to 2021 in North Marana as DR Horton acquires Phase 2 of Village at Barnett

MARANA, ARIZONA — DR Horton, Inc. purchased the balance of the lots at The Village at Barnett. The second phase consisted of 146 platted and engineered lots that were purchased for $5,000,000 ($34,246/platted lot). The seller in the transaction was RB Land Barnett Partners, LLC (Randy Bury, Manager). DR Horton purchased phase one of the project in September of 2020.

Bury comments, “The continuing strong demand for new housing in North Marana has depleted the number of new buildable communities. I expect this to continue in this sub-market for the next 3-4 years as interest rates remain low, people increasingly work from home and discover the wonderful lifestyle available in Southern Arizona.”

The transaction was handled by Will White and John Carroll of Land Advisors Organization in Tucson.

White said, “North Marana has been a huge beneficiary of the surging housing demand that the Tucson metro area is experiencing. These lots represented one of the last fully approved plats in the area and we expect to see builder demand continue to move north as it outpaces “shovel-ready” supply. The west side of I-10 area in north Marana will see a busy next 24 months.”

Bury has been entitling and developing land in Marana for a decade. In 2019, he founded Moderne Communities, a real estate development company that has multiple land deals and projects in the works. One of the projects he is now shifting his attention to is a 2,500 lot MPC project, Sanders Grove. Sanders Grove is located approximately ½ mile north of The Village of Barnett lots. A first phase of Sanders, approximately 500 lots is estimated to come to market later in 2021. Land Advisors is handling the marketing at Sanders Grove.

Marcus & Millichap Arranges the Sale of Whataburger in Scottsdale, AZ

SCOTTSDALE, Ariz., Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Whataburger, a 2,964-square-foot net-leased property located in Scottsdale, Arizona. According to Ryan Sarbinoff, regional manager of the firm’s Phoenix office, the asset sold for $2.86 million ($965 PSF).

Mark Ruble, Jamie Medress and Chris Lind, investment specialists in Marcus & Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, a private investor, was procured by Ruble.

Whataburger is located at 9990 North 90th Street in Scottsdale as an outparcel to a Home Depot-anchored shopping center. This asset includes an absolute triple net corporate lease with two years remaining and 4.5% rental increases in each renewal option. The property was built in 1998 on 0.66 acres.
