Prescott, Ariz. (Aug. 14, 2026) – Ross Dress for Less has signed a lease for approximately 22,425 square feet at Village at the Boulders, a Walmart-anchored shopping center located at Gail Gardner Way and Iron Springs Road in Prescott, Arizona, Phoenix Commercial Advisors has announced.

The new store will be Ross's third location serving the greater Prescott/Prescott Valley trade area. With Ross now committed, the center has just one remaining major anchor opportunity totaling approximately 34,000 square feet.

While metro Phoenix remains one of the nation's fastest-growing retail markets, national retailers are increasingly looking beyond the Valley to Arizona's high-performing regional communities. Markets like Prescott/Prescott Valley continue to experience steady population growth, strong household incomes, and rising consumer demand, creating opportunities for retailers seeking to expand beyond the Valley.

Ross's commitment reflects a broader trend: quality large-format retail opportunities in Northern Arizona are becoming increasingly scarce. With few large-format spaces remaining in the market, retailers looking to establish or expand their presence in the greater Prescott trade area have a rare opportunity to join one of the region's dominant Walmart-anchored shopping centers.

"Retailers are becoming much more strategic about expanding beyond the Phoenix metro," said Teale Bloom, Associate Vice President at Phoenix Commercial Advisors. The remaining 34,000-square-foot anchor space offers prominent monument signage, flexible demising potential, excellent co-tenancy with Walmart, Ross Dress for Less, and Dollar Tree, and multiple points of ingress and egress from Gail Gardner Way and Iron Springs Road. The space is well suited for a variety of users, including entertainment, hardware, home improvement, pet supply, medical, fitness, sporting goods, and home furnishings retailers.
