Filiberto’s Coming to 22nd Street & Wilmot in Tucson

TUCSON, ARIZONA, August 23, 2023 — Jeramy Price of VOLK Company handled the $1,000,000 sale of an approximately 21,798-square-foot parcel of land with an approximately 1,972 square feet of building improvements located at 1104 South Wilmot Road in Tucson to Bloomfield Capital, LLC, of Scottsdale. The seller was RJ Broadway, LLC, Richard Volk, manager.

A former ‘Holy Smokin’ Butts barbeque’ restaurant, the property is being redeveloped into a Filiberto’s Mexican Food restaurant. Price handled the lease with Filiberto’s as well. This will be Filiberto’s ninth location in Tucson.

The transaction closed on July 26, 2023.

The property is located at the northeast corner of Broadway Blvd. and Prudence Road in Tucson and closed on May 8, 2023.

The seller, an Arizona limited liability company comprised of VAP Properties, LLC, Shenitzer Properties, LLC, and WV, LLC, was represented by Nancy McClure from CBRE Advisory & Transaction Services in Tucson.

Retail and Land Transactions Worth $6.89 Million Reported by VOLK Company

TUCSON, AZ, April 26, 2023 — The former U-Like Buffet restaurant building at 5101 N Oracle Rd. in Tucson sold for $3.48 million ($204 PSF). The 17,050-square-foot building (built in 1988) was vacant at River and Oracle Road is being repurposed for a medical/surgical center.

The asset closed on April 7, 2023.

Rick Borane of VOLK Company represented Lu’s Oracle Property LLC in selling their property.  Jordan Simon and Karen Farrell of Venture West Real Estate Services represented the buyer, JMCW Tucson Property LLC.

The Wong Family Limited Partnership sold approximately 102,577 square feet (2.35 acres) of land at 9150 N Thornydale Road in Tucson for $1 million ($9.75 PSF).

The transaction closed on April 14, 2023.

Jeramy Price of VOLK Company represented the seller. The buyer, ZDC Properties LLC, intends to develop the land into a self-storage facility.

Retail Redevelopment planned for Rio Grant Office Plaza in Tucson

TUCSON, ARIZONA, March 7, 2023 – Retail redevelopment planned for the Rio Grant Office Plaza at 6403 – 6421 E Grant Road in Tucson after it sold for $1.1 million ($160 PSF).

Grant Wash, LLC (Jeramy Price) and Grant Loop, LLC (Rick Volk) bought the Rio Grant Office Plaza with three of the four office spaces occupied and the fourth available on month-to-month terms.

The 6,875-square-foot building sits on .81 acres at Grant Road northeast of Wilmot.

The retail redevelopment isn’t planned to begin for about a year from now, so we’ll have to wait awhile before knowing the re-purposed use for property.

The repurposed office building will have some great retail neighbors being located adjacent to a new Black Rock Coffee, Abbott Taylor Jewelers and Costco Wholesale and Zinburger, Target, Taco Bell, Chick-fil-A and McDonald’s across the street.

The buyers, Jeramy Price and Rick Volk are both real estate brokers with VOLK Company and handled the transaction.

The seller, Ferpalta Group, LLC of Tucson (Luis Teran, CPA) was an owner occupant in one of the office spaces for his CPA Firm, Luis Teran, CPA.
