TUCSON, AZ (April 9, 2026) — A recently sold commercial pad at The Crossing at Sahuarita appears headed for a new Sherwin-Williams store, linking a January land sale along the I-19 corridor to a paint retail project now moving through Town of Sahuarita review.

The property is a 1.31-acre parcel at 18737 S. Nogales Highway in the Green Valley/Sahuarita trade area. Sale records show the site sold Jan. 30, 2026, for $725,000, or about $12.73 per square foot, to SW Nogales Hwy LLC from FAE Holdings 461354R LLC. The parcel was marketed as part of The Crossing at Sahuarita and positioned for future retail or commercial development serving regional traffic and surrounding residential growth.

The Town of Sahuarita's development reports that the property will be used for a proposed Sherwin-Williams project. In its February 2026 Town Manager’s Report, the town said a development plan for a Sherwin-Williams paint store at 18737 S. Nogales Highway was submitted for review on Jan. 26 identifing the project as a new 4,950-square-foot Sherwin-Williams paint store in the existing The Crossing shopping center near the southwest corner of Quail Crossing and Nogales Highway, with SW Nogales Hwy LLC and Matt McWhirter listed as the applicant.

The site is located near Walmart and just off Interstate 19. The parcel sits in one of Sahuarita’s more active retail growth areas, where new commercial users continue to follow housing growth and highway visibility.

Western Retail Advisors marketed the land offering. Jason Fessinger and Kalen Rickard were on the marketing side of the transaction.
