TUCSON, AZ (June 23, 2025) -- Leasing activity across the Tucson metro area remains steady, with a healthy mix of industrial, flex, and retail transactions spanning key submarkets. The following round-up highlights recent lease signings and renewals through mid-2025, reflecting ongoing demand from manufacturers, logistics providers, service-based businesses, and expanding retailers. From expansions in the South Euclid industrial corridor to new restaurant locations in northwest Tucson, these transactions showcase the region’s economic resilience and the strategic value of well-located space.

The following leases were reported to Real Estate Daily News from June 16 - 20, 2025.

INDUSTRIAL – 3951 E Michigan St., TUCSON, 85714 – South Submarket
Raymond Handling Solutions
has leased 7,487 sq ft of general industrial space at 3951 E Michigan St, Suite 175 — part of the Copper Pointe Business Park / Butterfield Business Center. Tim Healy of CBRE represented the landlord, and Jerry LoCoco of Colliers represented the tenant.

INDUSTRIAL – 1042 S EUCLID, TUCSON, 85719 – Central Submarket
Asset Protection LLC
leased 2,600 square feet of office/warehouse space at 1042 S Euclid Ave (Suite specifics not provided) from Rich Rodgers South Inc. Max Fisher of BRD Realty facilitated the transaction. This property is situated within Tucson’s South Euclid industrial corridor—a hub for light manufacturing, distribution, and service-oriented businesses—offering easy access to I-10 and central Tucson markets. The planned layout supports both administrative offices and warehouse operational needs.

RETAIL – 6433 N ORACLE RD, TUCSON, 85704 – Northwest Submarket
Hungry Fox LLC
has signed a lease for 2,500 square feet at 6433 N. Oracle Road, Tucson, AZ, in Orange Grove Village, located at the northwest corner of Oracle Road and Orange Grove Road.  The Hungry Fox has been a staple in Tucson's dining scene for over six decades. This second location marks a significant milestone in the brand’s growth; the new store is expected to open in January 2026. Craig Finfrock of Commercial Retail Advisors, LLC, represented both the landlord, S1K, LLC, and the tenant, Hungry Fox, LLC, in this transaction.

INDUSTRIAL – 3851 N ORACLE RD, TUCSON, 85705 – Central Submarket
Elite Windows
has leased 2,400 sq ft of office/warehouse space at 3851 N Oracle Rd—a property within the Oracle Tower Business Park—leased from Tesoro Enterprises. Max Fisher of BRD Realty represented the landlord, while Jackson Kraft of CBRE represented the tenant. Situated in Tucson’s prime North Oracle industrial corridor, this building also houses tenants such as Metro Fire Equipment, underscoring the location’s appeal to trade contractors and logistics-focused companies.

RETAIL – 6425 N ORACLE RD, TUCSON, 85704 – Northwest Submarket
Culinary Concept Ventures
, LLC dba Salad Nation has signed a lease for 1,520 square feet at 6425 N. Oracle Road, Tucson, AZ, in Orange Grove Village located at the northwest corner of Oracle Road and Orange Grove Road.  Salad Nation is a Tucson-based restaurant known for fresh, made-to-order salads and wraps, with its original location at Park Place Mall. The new Orange Grove Village will be their second location as it expands into northwest Tucson. The new store is expected to open in Q4 2025. Craig Finfrock of Commercial Retail Advisors, LLC represented the landlord, S1K, LLC, and the tenant was represented by Kameron Norwood of Cushman & Wakefield | PICOR in this transaction.

RETAIL – 8567 N SILVERBELL RD., MARANA, 85743 – Northwest Submarket
Guide Tech,
LLC has signed a lease amendment to expand its space by an additional 1,158 square feet at 8567 N. Silverbell Road in Marana, in Silverbell Center. GuideTech, LLC, is an aerospace firm with a national presence, specializing in fast, affordable development of unmanned systems. The company originally opened in Silverbell Plaza in 2022 and is now expanding into Suite 219, adjacent to its current location, to support its continued growth. With this lease, Silverbell Center, located south of the southwest corner of Silverbell Road and Coachline Road, is now 100% leased. Craig Finfrock of Commercial Retail Advisors, LLC represented the landlord, Namaki Living Trust, and the tenant represented itself in this transaction.

INDUSTRIAL – 3820 E 44TH ST., TUCSON, 85713 – South Submarket
LaFleur LLC
leased 1,100 square feet of office/warehouse space at 3820 E 44th St, Suite 424 from RR44 Inc. Max Fisher of BRD Realty handled the transaction. The property is situated in the South Tucson industrial submarket, a centrally located logistics and light-industrial corridor.

INDUSTRIAL – 3280 E Hemisphere Loop, TUCSON, 85706 – South Tucson/Airport Submarket
Mastek - Innerstep
renewed their lease of 9,608 square feet at 3280 E Hemisphere Loop. Tim Healy with CBRE represented the landlord. This lease renewal underscores Mastek ‑ Innerstep’s long-term commitment to the Tucson industrial market and continued growth in advanced manufacturing.
