TUCSON, AZ (June 9, 2025) -- Southern Arizona’s commercial real estate market continues to show strong momentum across multiple sectors, with new tenants filling retail, office, and industrial spaces throughout the Tucson metro area. From family entertainment venues and nonprofit expansions to medical and professional office uses, this week’s activity reflects a dynamic mix of local growth and national brands entering the market.

In total, 102,441 square feet of new leases were signed across all sectors this week

Below are the leases reported to Real Estate Daily News from June 2–6, 2025:

RETAIL – MARANA MARKETPLACE, 3742 W RIVER RD, TUCSON, AZ 85741 – Northwest SUBMARKET

Larsen Baker is pleased to announce that Lava Island has leased the former Conn’s space, 40,091 square feet, at 3742 W River Rd, Tucson, AZ 85741 at Marana Marketplace. Lava Island is an indoor playground, trampoline park, and event center designed for families. They will open by the fall of 2025. Isaac Figueroa, CCIM, SIOR, with Larsen Baker represented the landlord, an affiliate of Larsen Baker, and handled the transaction.

RETAIL – 7255 E BROADWAY BLVD, TUCSON, AZ 85710 – East SUBMARKET
Larsen Baker is pleased to announce that Slick City Action Park has leased the former Joanne’s Fabrics space, 36,454 square feet, at 7255 E. Broadway Blvd., Tucson, AZ 85710, east of the NEC of Kolb and Broadway. Slick City Action Park is the world’s first indoor slide and air court park. Slick City is truly made for everyone, creating parks and attractions for both the young and the young at heart to enjoy while creating new shared experiences with friends and family. INDUSTRIAL – 3951 E MICHIGAN ST, TUCSON, AZ 85714 – South SUBMARKET
Right Restoration Partners leased 6,562 square feet at 3951 E Michigan St. Suite 155. Tim Healy with CBRE represented the landlord. Jeffrey Garza Walker with SRS Industrial represented the tenant.

RETAIL – SWC TANQUE VERDE & SABINO CANYON, TUCSON, AZ, 85750 – Northeast SUBMARKET
Ivy Lounge, LLC leased 6,416 square feet of retail space at Santa Fe Square located at the southwest corner of Tanque Verde & Sabino Canyon in Tucson from Conley Holdings, LLC. Dave Hammack, Principal, Retail Specialist with Cushman & Wakefield | PICOR, represented the landlord. Dave Carroll, with Paul Ash Commercial Real Estate, represented the tenant.

RETAIL – 7667 E SPEEDWAY BLVD, TUCSON, AZ, 85710 – East SUBMARKET
Larsen Baker is pleased to announce that Building Champions For Life, Inc., has leased the 6,400-square-foot retail space at Eastridge Plaza, 7667 E Speedway Blvd. The premises will be used as a thrift store. Building Champions For Life is an Arizona nonprofit corporation and will receive donations of related items. Isaac Figueroa, CCIM, SIOR, represented the Landlord and handled the transaction.

Innovative Injury Solutions, LLC leased 2,015 square feet of office space at El Dorado Medical Plaza, 1500 N. Wilmot Rd., Suite 270 & 280 in Tucson, from RMERCADO, LLC. Richard M. Kleiner, MBA, Principal, and Alexis Corona, Office Specialists with Cushman & Wakefield | PICOR, represented the landlord. Mari Lederman with Jones Lang LaSalle Americas, Inc., represented the tenant.

RETAIL – 460 W ROGER RD, SUITE 103, TUCSON, AZ 85705 – Central SUBMARKET
Larsen Baker is pleased to announce that Broner Park Management, LLC has leased 1,200 square feet in Suite 103, at 460 W Roger Rd, Tucson, AZ 85705. Isaac Figueroa, CCIM, SIOR, with Larsen Baker represented the landlord and handled the transaction.

Vicky's African Market leased 992 square feet of office space at 4099 E. 22nd St., Suite 109 in Tucson, from Rinly R. Gecosala, MD, PC. Molly Mary Gilbert, CCIM, Office Specialist with Cushman & Wakefield | PICOR, represented the landlord.

OFFICE – 8230 E BROADWAY BLVD, SUITE W-6, TUCSON, AZ, 85710 – East SUBMARKET
Ley Amber Collective leased 588 square feet of office space at Sherwood Professional Terrace, 8230 E. Broadway Blvd., Suite W-6, in Tucson from Wade Office Properties, LLC. Molly Mary Gilbert, CCIM, Office Specialist with Cushman & Wakefield | PICOR, represented the landlord.

OFFICE – 268 E RIVER RD, SUITE 150, TUCSON, AZ, 85704 – Northwest SUBMARKET
The LOCI Center, LLC leased 518 square feet of office space at 268 E. River Rd., Suite 150 in Tucson, from Robert O. Barber & Kerry Bjorn CP/RS. RENEWAL

OFFICE – 2424 N WYATT DR, SUITE 130, TUCSON, AZ, 85712 – Northeast SUBMARKET
Tucson Orthopaedic Institute, P.C. renewed their lease of 10,222 square feet of medical office space at TMC Hospital Campus, 2424 N. Wyatt Dr., Suite 130 in Tucson, with TMC Holdings, Inc. Richard M. Kleiner, MBA, Principal, and Alexis Corona, Office Specialists with Cushman & Wakefield | PICOR, represented the landlord.
