TUCSON, AZ (June 2, 2025) -- Tucson’s leasing market remains active, with a diverse mix of tenant activity across retail, industrial, and office sectors. Of the transactions reported during the week of May 23–27, approximately 55% were industrial leases, underscoring continued demand from service providers, logistics firms, and contractors. These renewals and new agreements highlight the ongoing strength of Tucson’s industrial base, particularly within centrally located business parks such as Exchange Place and South Dodge Business Center.

Office leases made up 27% of the activity, with mental health and professional service providers securing suites in the Northeast submarket, indicating stable demand for smaller office footprints in accessible, amenity-rich corridors.

Meanwhile, retail accounted for the remaining 18%, led by experiential and pet-focused users backfilling vacancies in high-traffic Northwest and Northeast centers. The completion of a 17-year retail vacancy at 9290 N. Thornydale Rd. reflects renewed momentum for localized retail offerings.

The following leases reflect this balanced activity and continued confidence across Tucson’s commercial real estate market.

RETAIL – 3970 W. INA RD., TUCSON, 85741 – Northwest Submarket
Spotlight Youth Productions has leased 8,000 SF adjacent to Harbor Freight located at 3970 W. Ina Road. Batoun Herrington, CCIM, with Branel Real Estate Company, represented the landlord. Esther Empens with Tierra Antigua Realty represented the tenant.

RETAIL – 9290 N. THORNYDALE RD., TUCSON, 85742 – Northwest Submarket
The final vacancy at 9290 N. Thornydale Rd. in Tucson has been leased after seventeen years of vacancy since its construction during the Great Recession. Daimyo Brazilian Jiu Jitsu Academy will occupy 5,175 SF adjacent to the Persian Room Restaurant . Batoun Herrington, CCIM, with Branel Real Estate Company, handled the transaction.

RETAIL – 3970 W. INA RD., TUCSON, 85741 - Marana

Doggie Funhouse 2 leased 2,286 SF of shop space at Crossroads Festival for dog daycare, grooming, and boarding. Isaac Figueroa, CCIM, SIOR, represented the landlord, Larsen Baker.

OFFICE – 2195 E. RIVER RD., SUITE 105, TUCSON, 85718 – Northeast Submarket
Sunrise Mental Health, LLC, leased 1,960 square feet from RRP Investments, LLC. Jason Shaltiel with Cushman & Wakefield | PICOR represented the tenant. Buzz Isaacson with CBRE represented the landlord.

OFFICE – 5656 E. GRANT RD., SUITE 100, TUCSON, 85712 – Northeast Submarket
Sage Counseling, Inc. leased 1,894 SF at the 5656 E. Grant Rd. office complex. Isaac Figueroa, CCIM, SIOR, represented the landlord. Geoffrey Waldrom with Camelback Real Estate represented the tenant.

OFFICE – 1661 N. SWAN RD., SUITE 120, TUCSON, 85712 – Northeast Submarket
Julissa Reyes and Cesar S. Martinez leased 1,870 square feet at The Smart Building. Ryan McGregor with Cushman & Wakefield | PICOR represented the landlord. Mike Eichenberger with Realty One Group Integrity represented the tenant.

INDUSTRIAL – 4901 E. 29TH ST., TUCSON, 85711 – East Submarket
D Lux Auto Glass & Tint, LLC leased 1,236 square feet at Town Central Business Park. Paul Hooker, SIOR, and Andrew Keim with Cushman & Wakefield | PICOR represented the landlord.

INDUSTRIAL – 1870 W. PRINCE RD., SUITE 17, TUCSON, 85705 – Central Submarket
Inside Edge Commercial Interior Services, LLC renewed its lease with Pegasus Tucson Owner LLC for 7,163 square feet at Exchange Place Business Center. Paul Hooker, SIOR, Principal, and Andrew Keim with Cushman & Wakefield | PICOR represented the landlord.

INDUSTRIAL – 1870 W. PRINCE RD., SUITE 28, TUCSON, 85705 – Central Submarket
AmeriShip Parcel Delivery LLC renewed its lease for 1,440 SF at Exchange Place Business Center. Paul Hooker, SIOR, and Andrew Keim with Cushman & Wakefield | PICOR represented the landlord.

INDUSTRIAL – 3210 S. DODGE BLVD., SUITE 6, TUCSON, 85713 – South Submarket
Evans Cool Solutions, Inc. renewed its lease for 1,200 SF at South Dodge Business Center. Paul Hooker, SIOR, and Andrew Keim with Cushman & Wakefield | PICOR represented the landlord.

INDUSTRIAL – 1870 W. PRINCE RD., SUITE 57, TUCSON, 85705 – Central Submarket
