A Culver’s and Two New Dutch Bro’s coming to Vail and Sahuarita

SAHUARITA, ARIZONA – Team Adams Sahuarita LLC of Sierra Vista (Kevin Adams Trust) paid $1.065 million ($286 PSF) for a former American Southwest Credit Union with excess land at 18800 S Nogales Hwy in Sahuarita Plaza.

CVP- Sahuarita Plaza DB LLC, an affiliate of Cole Valley Partners of Portland Oregon, then purchased the excess land from Team Adams Sahuarita for $765,000 ($28 PSF) and plans to develop for 900-square-foot Dutch Bro’s Coffee at 18810 S Nogales Hwy. in Sahuarita Plaza.

This will be the first Culver’s and Dutch Bro’s in Sahuarita with plans to open Q2 2019.

Dutch Bro’s will also be added to Old Vail Plaza, where CVP – Rita Ranch purchased a 10,038-square-foot pad for $625,000. ($62 PSF). The property sold shovel ready and Dutch Bro’s will join Native Grill, Taco Bell and Freddy’s Steakburger at the center.

From their 911 cold brew to the Banana Cream Pie Frost, Dutch Bros. Coffee has been serving up tasty beverages to the west coast since 1992.  Unfortunately, Tucsonans have been excluded from enjoying one of their beverages for years. But, with a new store that opened Oct 9th at 120 South Wilmot, near Broadway Boulevard and Wilmot Road, Dutch Bros. is helping Old Pueblo residents catch up with the rest of the west.

With these two new land acquisitions, the Oregon coffee chain will have four shops in the Metro Tucson area, the others being at Cortaro & I 10 in Marana.

Dutch Bros Coming to Tucson at Broadway & Wilmot, former Mimi’s Cafe Site

Dutch Bros at Guadalupe & McQueen in Phoenix

TUCSON, ARIZONA – The former Mimi’s Café at 120 S Wilmot Road in Tucson sold for redevelopment to a real estate developer for $925,000 ($31 PSF) for land value. The seller was Kirkwood Enterprises, Inc. of Scottsdale (Cynthia Pappas, President / CEO).

The 6,314-square-foot restaurant building located near Broadway and Wilmot sits on a 29,978-square-foot lot and sold to Portland Oregon-based real estate developer, Cole Valley Partners.  The developer plans to raze the restaurant for construction of an 824-square-foot Dutch Bros Coffee.

This will be the Dutch Bros 11th location in Arizona but its first for Tucson by the Grants Pass, Oregon-based Dutch Bros Coffee.

On Saturday, Feb 24, Dutch Bros Phoenix celebrated its newest Ahwatukee location at 3215 E Chandler Blvd. in metro Phoenix.

The stores are either franchised or corporate owned on a case by case basis.

To kick off the newest location of eight in Phoenix, the Dutch Bros in Ahwatukee provided $1 16-ounce drinks to their community, including specialty coffee, smoothies, teas, freezes, Dutch Bros private-label energy drink, Dutch Bros Blue Rebel™, and a nitrogen-infused Cold Brew Coffee. Proceeds of $7,500 from the grand opening day were donated to the Desert Vista High School towards its efforts to educate youth in the community.

The developer was unable to confirm the expected delivery date for the Tucson store.

Sahuarita Plaza Sells for $14.8 Million

Sahuarita Plaza, 18705-18806 South I-19 Frontage Road, Sahaurita, AZ

Sahuarita, Arizona – The Sahuarita Plaza Shopping Center at 18705-18806 South I-19 Frontage Road in Sahuarita sold for $14,760,492 ($106.47 PSF). The seller, Cole Valley Partners (Zach Bonsell, managing partner) acquired the Sahuarita Power Center located at the I-19 and Duval Mine Rd Interchange in December, 2014.

Dollar Tree was added to the west end of the center by Cole Valley Partners and additional building square footage that totaled 138,639-square-feet at time of sale on 19.74 acres.  Anchored by Ross, Big Lots, PETCO, and Ace Hardware the center was 100% occupied when it sold.
