
TUCSON, ARIZONA (Aug. 11, 2026) — Tenet Equity Funding SPE II LLC purchased approximately 3.41 acres at Houghton Town Center in southeast Tucson for $2.819 million, where a new Mountainside Fitness center is planned.
The sale closed July 17, 2026, for $2,819,391. The acquisition includes Lots 44, 45 and 46, together with a portion of Lot 47 at Houghton Town Center. The seller was Houghton Developers LLC, an affiliate of Diamond Ventures.
Based on the recorded lot areas and the metes and bounds description for the portion of Lot 47, the property totals approximately 148,400 square feet, or 3.41 acres. The purchase price equates to approximately $826,800 per acre and $19.00 per square foot.
The buyer plans to develop a 40,579-square-foot fitness center at 10084 E. Old Vail Road near Houghton Road for Mountainside Fitness. A building permit has been issued, and ground work has already begun.
The project is part of Mountainside Fitness’ expansion into Tucson and Southern Arizona. The longtime Arizona fitness operator has announced plans for three Tucson-area clubs in Oro Valley, Vail and Marana, with the potential for a fourth location in the market.
In Oro Valley, Mountainside Fitness will occupy approximately 45,000 square feet formerly occupied by Ashley Furniture at Oro Valley Marketplace, at the southwest corner of Oracle and Tangerine roads. New approximately 40,000-square-foot standalone facilities are planned at Houghton Town Center in Vail and at a new retail center near the northeast corner of Twin Peaks Road and Interstate 10 in Marana.
Development costs are expected to range from $11 million to $12 million per location, representing approximately $33 million in investment across the first three Southern Arizona clubs. Each location is expected to employ between 100 and 120 people.
The new Houghton Town Center club will bring Mountainside Fitness’ full-service concept to the rapidly growing southeast Tucson market. The company’s fitness centers typically include extensive strength and cardio areas, group fitness studios and a range of health and wellness amenities.
Founded in Arizona in 1991, Mountainside Fitness operates 22 fitness centers in the Phoenix metropolitan area and is continuing its statewide expansion, including a 23rd Valley location planned at Morrison Ranch in Gilbert.
Tenet Equity, based in Scottsdale, specializes in single-tenant real estate investments and net lease transactions.
The Houghton Town Center club will be Mountainside Fitness’ second Tucson-area location, following its planned August 2026 opening at Oro Valley Marketplace at 12155 N. Oracle Road. The Oro Valley Marketplace directory itself still shows Mountainside as “Coming Soon”.
Houghton Town Center continues to expand along the Houghton Road and Old Vail Road corridor, serving the growing Rita Ranch, Vail and southeast Tucson areas. Mountainside's current site now describes Houghton Town Center as “Rita Ranch,” rather than Vail.
