Lance Ross and company LRI-22nd LLC of Scottsdale purchased the former Purcell Tire store at 1601 E 22nd Street in Tucson for $400,000 ($35 PSF). The property was vacant at time of sale since Purcell consolidated into its new building on Ajo Way.
Right Choice Collision will now lease the property from the new owner.
Dean Cotlow of Cotlow Company in Tucson represented the buyer and Ron Zimmerman of Cushman & Wakefield | Picor represented the seller, Nepenthe Associates LP, a California Limited Partnership of Marina del Rey, CA.
In a separate transaction, Solar Solutions AZ LLC (Dottie Watson, manager) bought three industrial buildings with a total of 3,315-square-feet at 1925 West Gardner Lane in Tucson from Tin Cup Properties LLC of Tucson (John Lashley, manager) for $150,000 ($45 PSF).
Solar Solution does sales and installation of solar photovoltaic systems and currently operate in Tucson, Sierra Vista, Phoenix, Casa Grande, and areas surrounding those locations. It is an electrical contracting firm that allows work for residential and commercial facilities.
The property on Gardner was purchased for expansion storage space, the company’s main address will remain 4731 N Via Madre in Tucson.

In a third transaction, the industrial automotive garage at 1028 S Curtis Ave. in Tucson sold for $250,000 ($62.50 PSF). The seller of the 4,000-square-foot automotive garage was an owner occupant doing business as Frank Johnson’s Automotive and the buyer is Taylor B. Vanderpool, owner of Vanderpool’s Automotive Refinishing at 1548 S Euclid Ave in Tucson who purchased to owner occupy it.
