Torch Properties Adds South Dodge Industrial Park to Portfolio

TUCSON, ARIZONA – Dodge Investors, an affiliate of Torch Properties (Brandon Rodgers, CCIM, principal) purchased the South Dodge Industrial Park at 3215-3275 S Dodge in Tucson for $1.34 million ($49 PSF).

Built in 1972, the nine-tenant heavy industrial business park on 1.9 acres was 82% occupied when it sold with tenants in manufacturing, auto, landscaping, carpentry and gem show related industries.

Max Fisher of BRD Realty, the sales and leasing division of Torch Properties, represented the investors. This is the first deal closing under the new firm since Brandon Rodgers formed it in late 2020. Brandon is a native Tucsonan with a family background in commercial real estate. Torch Properties manages private investment partnerships in commercial real estate. It focuses on value-add opportunities as well as stabilized commercial real estate, and the business of building long-term wealth for its investors. To-date, Torch Properties is the syndicator and general partner of over than 500,000-square-feet of industrial and office investment properties in Southern Arizona.

Prior to forming Torch Properties in December 2020, Brandon spent nearly 15 years as a Principal of Cushman & Wakefield | PICOR, and before that as an Associate with CBRE, both in Tucson.  Brandon’s area of expertise was industrial property brokerage. He provided both landlord/seller as well as tenant/buyer representation services, and served both national firms as well as regional and local businesses.

The seller, El Gato Investment Two, LLC of Tucson, a private trust, was represented by Steve Cohen of Cushman & Wakefield | PICOR.

For more information, Cohen can be reached at 520.546-2750, and Fisher should be contacted at 520.465.9989.
