TUCSON, ARIZONA – Tucson Fiesta retail center at 4215 – 4265 N Oracle Road in Tucson sold for $12.3 million in an off-market transaction to EVT Tucson Fiesta, LLC of Phoenix (Jason Eisenberg, manager) from Tucson Fiesta, LLC of Los Altos, CA (Troy Detrick, manager)

This 93,452-square-foot center was built in 1993 and is located at the northwest corner of Oracle and Limberlost. It is currently home to a PGA Tour Superstore in approximately 51,000-square-feet, and sold with 42,573-square-feet available in two spaces, formerly occupied by Sports Authority and Borders Books.

The 8.23 acres sold includes five parcels with two pads facing Oracle Road that will be ground leased to national food tenants.

Paul Serafin and Lizette Borbon-Ishhakova with DeRito Partners in Phoenix had previously listed the property and were commission to handle the leasing for new owner.

“The property has great potential being located just south of the Tucson Mall,” Serafin, also a Tucson Native, said.  “We’ve received letters of intent from four separate tenants already for the two ground lease pads facing Oracle and will be able to announce the new tenants’ name soon.”

“The other two anchor spaces have 16,251-square-feet and a 26,322-square-foot space that can be combined for up to 42,573-square-feet along Oracle Road. It would be great for any retail use with two monument signs and excellent ingress and egress from Limberlost and Oracle,” Serafin says.
