Tucson Lease Report Aug. 5-9, 2019

This week’s Tucson Lease Report highlights a 13,986 SF retail building at Speedway and Craycroft handled by Terry Dahlstrom of  Volk Company of Tucson and a lease for 9,928 SF of medical office space for an ambulatory surgical center on the Northwest Hospital Campus handled by Dean Cotlow of The Cotlow Company and Jim Eaton of NAI Geis Realty Group in Wayne, PA.

The following commercial leases were reported to the Real Estate Daily News for the Tucson Lease Report from Aug. 5 thru 9, 2019.

RETAIL – SPEEDWAY & CRAYCROFT, TUCSON
Terry Dahlstrom of VOLK Company represented the landlord, Wright-Craycroft LLC, in the renewal of its lease with Walgreens for the 13,986-square-foot building at the intersection of Speedway and Craycroft.

OFFICE – FOUNTAIN PLAZA, NORTHWEST HOSPITAL, TUCSON
Center for Pain Management, LLC leased 9,928-square-feet for an ambulatory surgery suite.  Center for Pain Management is a part of Northwest Hospital which is owned by Community Health Systems (CHS).  Fountain Plaza is owned by Cotlow Development II, LLC.  Dean Cotlow represented the owners and Jim Eaton of NAI Geis Realty Group, Inc. Wayne, PA represented the tenant.

RETAIL – WHOLE FOODS AT RANCHO CENTER, TUCSON
Debbie Heslop of VOLK Company represented the landlord, Rancho Center LLC, in two recent leases in Rancho Center, the Whole Foods anchored center on Speedway Blvd.  Spirit Halloween Superstores will occupy 6,000-square-feet, and McSally for Senate will 915 square feet.

OFFICE – FOUN TAIN PLAZA, NORTHWEST HOSPITAL, TUCSON
Rincon Pain Management leased 4,584-square-feet of clinical space in suite 200.  Suite 200 is being vacated by Genesis OBGYN in August.  Dean Cotlow handled the lease for Rincon Pain Management.

RETAIL – 2643 N CAMPBELL AVE, TUCSON
Jeramy Price of VOLK Company represented the landlord, Quanandai, LLC, in the lease of the 4,065-square-foot former Hoki Poki space at 2643 N. Campbell Ave to Ja Ramen.  The new tenant plans to open a restaurant specializing in Ramen and Curry.

OFFICE – AJO BUSINESS CENTER, TUCSON
Kevin Volk of VOLK Company represented the landlord in the lease of 2,850-square-feet in the Ajo Business Center, located at Ajo Way near I-10, to J&J Worldwide Services. 

OFFICE – CHROMA AT SPEEDWAY & COUNTRY CLUB, TUCSON
Debbie Heslop of VOLK Company represented the landlord, SMDSK Encanto LLC, in the lease of 2,389-square-feet in the first phase of Chroma, a mixed-use project underway on Speedway just east of Country Club.  The tenant, Athletico Management LLC, was represented by Swearington Realty Group.

RETAIL – 11931 N 1ST AVE., STE. 103, ORO VALLEY
La Hacienda Family Mexican Restaurant signed a new lease to expand its existing restaurant in Placita de Oro shopping center at the southwest corner of 1st Avenue and Tangerine Road in Oro Valley, Arizona. The address of the restaurant is 11931 N. 1st Avenue, Suite 103, Oro Valley, AZ. The new lease will include an additional 1,300-square-feet, which will allow the popular Mexican restaurant to add a new bar area to the existing 3,619-square-foot restaurant. The expansion is scheduled to be completed in the first quarter of 2020. Craig Finfrock of Commercial Retail Advisors, LLC represented the Landlord, CTW-FVP, LLC, and the Tenant did not have representation in this transaction.

OFFICE – 7230 N LA CANADA, TUCSON
Leah Bogen of VOLK Company represented the tenant, Wealth Building Strategies, Inc, in the lease of 1,694-square-feet of office space at 7230 N. La Canada.  The landlord, Syndi Property, LLC, was represented by Karen Farrell of Venture West Real Estate Services.

RETAIL – HOUGHTON TOWN CENTER, TUCSON
Jeramy Price of VOLK Company the Wong Family Limited Partnership in its lease of a to-be-constructed 1,600-square-foot drive thru restaurant to Patelbui, LLC in the Houghton Town Center at Houghton and Old Vail Road.  The tenant plans to operate a Tropical Smoothie restaurant, and was represented by Mark Sunkel of Core Realty Partners, LLC.

RETAIL – SEC AJO & KINNEY, TUCSON
Kevin Volk of VOLK Company represented the landlord, Ajo SEC Shops LLC, in the lease of 1,272-square-feet for a Subway restaurant in the recently completed retail building at the southeast corner of Ajo and Kinney.  Subway will join Dairy Queen, Dominos Pizza, Cricket and O’Reilly.  Only one space, 1,081-square-feet, remains available in the first phase.

RETAIL – FRY’S SHOPPING CENTER AT TANGERINE & THORNYDALE, ORO VALLEY
Kevin Volk of VOLK Company represented Precious Metals Refinery, LLC in its lease of 1,200-square-feet in the Fry’s shopping center at Tangerine and Thornydale.  It will be the fourth location for Precious Metals Refinery, which buys gold, diamonds, coins, watches and jewelry.  The landlord, Old Lobo Marana LLC was represented by Aaron LaPrise of Picor.

RETAIL – SWC SPEEDWAY AND CRAYCOFT, TUCSON
Jeramy Price of VOLK Company represented Leroy & Oneida Rosas in their lease of 1,200-square-feet in the shopping center on the southwest corner of Speedway and Craycroft.  The landlord, Speedway Craycroft Plaza LLC, was represented by Andy Seleznov and Melissa Lal of Larsen Baker.

RETAIL – CONTINENTAL PLAZA SHOPPING CENTER, GREEN VALLEY
Kevin Volk, Jeramy Price and Leah Bogen of VOLK Company handled the lease of a 1,140-square-foot space in the Safeway-anchored Continental Plaza Shopping Center in Green Valley.  The tenant, Holistic Quest, LLC, plans to open a Your CBD store, it’s fourth Southern Arizona location.  The landlord is Continental Green Valley Associates LLC.

RETAIL – SHOPPES AT 1ST & ROGER, TUCSON
Kevin Volk and Jeramy Price of VOLK Company represented the landlord, Shoppes at 1st & Roger, LLC, in the lease of 960-square-feet to Tax Services of America, Inc, dba Jackson Hewitt in the Fry’s anchored shopping center at the northeast corner of Roger and 1st Avenue.
