
The following commercial leases were reported to the Real Estate Daily News for the Tucson Lease Report from August 31 thru September 4, 2015.
OFFICE – 4690 N ORACLE RD, TUCSON
As reported previously in the Real Estate Daily News on August 6th, Comcast Cable leased 211,152-square-feet of space at 4690 N. Oracle Road, adjacent to the Tucson Mall in the Tucson Galleria, from Tanager Partners, LLC. The Tucson Galleria was originally constructed in the 1980s as a multi-tenant retail, mall property. The building was occupied by American Home Furnishings from 1992 until 2008, a New Mexico-based company founded in the 1930s and still operating in Albuquerque, Farmington and Santa Fe.
The four-level building and multi-level parking garage can accommodate 1,000-plus vehicles and will be retrofitted to house over 1,000 Comcast employees. One of the major decision factors for selection of the Tucson Galleria site was based upon the convenient commuting options to the building. This includes The Loop, an adjacent pathway system which connects non-motorized pedestrian paths in Tucson to the Rillito, Santa Cruz and Pantano River Parks. The Tucson Loop currently totals 100-plus miles and links Marana, Oro Valley and metropolitan Tucson to its parks, trails, bus and bike routes, workplaces, schools, restaurants, hotels and shopping areas – conveniently making the Tucson Mall area accessible to almost every neighborhood in Tucson. The Tohono O’Odham Sun Tran Transit hub is located just to the east of the Tucson Mall, within a short walking distance to the building.
Greg Furrier, Retail Specialist with Cushman & Wakefield | PICOR represented the landlord in this transaction. The leasing of two additional, former Tucson American Home Furnishing locations was also handled by Greg Furrier and Cushman & Wakefield | PICOR in 2009 and 2011. Sam Levitz Furniture now occupies the 220,000-square foot former American Home Furnishings warehouse and retail store at the northeast corner of Prince and I-10. Circus Furniture and Platinum Fitness occupy the 100,000-square foot former American Home Furnishings store at Golf Links and Harrison.
RETAIL – SANTA CRUZ VILLAGE, TUCSON
Larsen Baker has announced that Chuze Fitness leased a 16,000-square-foot space at Santa Cruz Village, located to the north of 16th Ave and Ajo Way. The Premises will be used as a fitness and health club facility which includes cardio equipment, strength equipment, free weights, circuit training, group exercise classes, personal training and for the sales of related products and services. RETAIL – TRI VALLEY PLAZA, CASA GRANDE
Hot Spot Gymnastics has leased a 8,505-square-foot space at Tri Valley Plaza, located on the SE corner of Florence Blvd. & Colorado Rd., in Casa Grande, Arizona. The Premises will be used as a gymnastics and cheer facility and for the retail sale and storage of trophies, awards, and memorabilia. They are scheduled to open for business December 2015. Dermatology & Plastic Surgery of Arizona, LLC has expanded their office to 3,338-square-feet at 698 E. Wetmore Road, from First Ave./Wetmore Office Plaza, LLC. Andrew Sternberg of Oxford Realty Advisors handled the transaction.
OFFICE- 2761 N COUNTRY CLUB RD, STE 201, TUCSON
Sunbelt Medical Management, LLC has leased 2,610-square-feet at 2761 N. Country Club Road, Suite 201, from Country Club Plaza, LLC. Andrew Sternberg of Oxford Realty Advisors handled the transaction.
RETAIL – FRY BLVD & CORONADO RD, SIERRA VISTA
Larsen Baker announced that Today’s Look Salon & Day Spa leased a 2,472-square-foot at Cochise Plaza, located on the NE corner of Fry Blvd. and Coronado Rd. in Sierra Visa, Arizona. The Premises will be used as a salon and day spa specializing in hair cutting, coloring services, manicures, pedicures, facials, waxing, makeup, massage and related products and services. RETAIL – 4280 N ORACLE RD, STE 180, TUCSON
Kevin Volk of Volk Company represented the tenant in a lease for 2,027-square-feet between Weingarten Nostat, Inc. (landlord) and IOU Sushi IV, LLC (tenant) at 4280 North Oracle Road, Suite 180. The shopping center is anchored by Nordstrom Rack, Home Depot, PetSmart, Cost Plus World Market, Jo-Ann Fabrics, Walgreens, Ulta, Jared Jewelers, and BJ’s Restaurant. This will be the tenant’s first location in Tucson for their popular all-you-can-eat sushi restaurant concept based in the Pacific Northwest.
