TUCSON, Ariz. (August 26, 2025) — Two Tucson Commercial Sales changed hands in late June, underscoring continued investment activity across the city’s office and downtown infill markets.

Continental Properties & Development Acquires Oracle Road Office for $390,000

Continental Properties & Development purchased the freestanding office building at 3795 N. Oracle Road in Tucson for $390,000 ($125 PSF). The 3,125-square-foot building, built in 1977 on 0.32 acres and zoned C-2, offers prominent Oracle Road frontage and approximately 16 on-site parking spaces.

The seller occupied the building with two other tenants, and the buyer plans to do the same.

Tierra Imperial LLC Acquires 702 S. Stone Avenue; Plans “Food Truck Haven” Concept

A .34 acre redevelopment parcel at 702 S. Stone Avenue in Tucson sold for land value. Previously approved for a 22-unit, two-story multifamily development, the site will be repurposed by the buyer, Tierra Imperial LLC, as a “Food Truck Haven”— a community-oriented venue for local culinary vendors, subject to standard permitting and approvals.

The $490,000 sale reflects a strategic pivot from residential entitlement to an activation concept focused on small-business entrepreneurship and flexible outdoor gathering space.
