Welcome to ‘Norville-Ville’

It now appears that Nor-Generations will be in charge of developing this entire area (over 18 acres downtown) after obtaining the highest score in the Rio Nuevo bid for the final 8.5 acres of land in downtown Tucson.

Developer Allan Norville and Nor-Generations LLC will now have the opportunity to go forward and negotiate with the Rio Nuevo Board for development of this critical piece downtown, that has been previously called ‘the western gateway’ to our city. If Norville and the board can’t reach an agreement, then the offer to negotiate will go to the Peach Properties team, the second bidder.

Developer Allan Norville and Nor-Generations LLC propose to buy the 8.5 acre parcel for $5.6M ($15.11 PSF) and develop it in concert with the 10 adjoining acres the company already owns. We anxiously await.

Nor-Generations Proposal

The anchor to the plan is a 120,000-square-foot exhibition hall connecting to the Tucson Convention Center and new convention hotel and a visual arts center. The integrated plaza is intended to be a “dry” version of the San Antonio Riverwalk. Its layout includes a 2.5 acre public festival and events space shared with an adjoining museum complex and theater. Norville put forward an agreement with the University of Arizona for an art exhibition building and gem museum. West of the exhibition hall and festival space, Nor-Generations proposes a 140 room convention center hotel and 96 Class-A apartments. More than 1,400 parking spaces will fill a pair of four-level parking structures.

Nor-Gen has not confirmed the flag for the hotel, but has implied that it would be a Hyatt. The development will target LEED Silver certification.
