
TUCSON, AZ (October 7, 2025) – The Sisters of the Immaculate Heart of Mary have sold a portion of their Northwest Tucson campus to Mis Manos Montessori School for $3 million, marking a significant transition in the property’s use from a parochial middle school to a private Montessori program serving kindergarten through 3rd grade.
The transaction involved 13,578 square feet of building space situated on 3.6 acres at 425 E. Magee Road, near Oracle Road in the Northwest submarket. The purchase price equates to $221 per square foot and approximately $833,333 per acre
The property, originally built in 1973, was part of the broader 17.5-acre Immaculate Heart School campus. A minor land division was executed to “carve out” the 3.6-acre parcel sold to Mis Manos Montessori, with the remainder of the campus retained by the Sisters for other institutional and educational uses
The seller was listed as the Sisters of the Immaculate Heart of Mary, represented by Sister Alice Martinez, Director. The buyers of record were Francisco J. and Maria H. Castro, affiliated with Mis Manos Montessori School. Importantly, Immaculate Heart High School, located at 625 E. Magee Road, remains operational, continuing its long-standing role in the community.

The acquisition underscores continuing demand for specialty and educational properties in the Tucson market, particularly as private and charter schools expand to meet population growth in Pima County.
