TUCSON, AZ (April 10, 2026) — AutoZone Parts Inc. has purchased a 1.12-acre commercial pad at 3901 S. Kinney Road in Tucson for $1.75 million, adding another confirmed retailer at the intersection of Ajo Highway and Kinney Road near Cat Mountain. The sale closed on March 25, 2026, and reflects a land price of approximately $35.71 per square foot.

The buyer was AutoZone Parts Inc., headquartered in Memphis, Tennessee, and the seller was Cat Mountain Equities LLC, c/o Monte Verde LLC / Mansano Trust. The transaction was an owner-user sale, signaling AutoZone’s direct commitment to the southwest Tucson location rather than a speculative land acquisition.

The purchase adds momentum to a retail node beginning to take shape on Tucson’s far southwest side. Marketing materials show AutoZone and Whataburger as part of the first phase, along with additional shop space, larger retail pads, and a proposed Walmart nearby. The broader concept is intended to serve continued residential growth and commuter traffic in the area.

TR Transitional and CB-2 General Business zoning, a combination that supports commercial development. The property was a padded commercial lot.
