PHOENIX, Ariz. (July 27, 2026) – DAUM Commercial Real Estate Services, a leading provider of CRE services including brokerage, national tenant representation, consulting, leasing, sales, and property management, announces that it has secured a five-year lease for a newly developed 85,241-square-foot industrial property in the Deer Valley Submarket of Phoenix, Arizona, on behalf of the tenant, Okland Construction. This lease further demonstrates the vibrancy of the Deer Valley Submarket and highlights the potential of the area as a key player in the industrial market.
The more than $6 million lease agreement is another indicator of the sustained strength of Deer Valley, reflecting the unprecedented momentum generated by Taiwan Semiconductor Manufacturing Company (TSMC)’s investment and the continued demand for industrial space throughout the Deer Valley Submarket, according to Chris Rogers, Executive Vice President at DAUM's Phoenix office. Rogers completed the transaction alongside Executive Vice President Trevor McKendry, Associate Vice President Nick Reinhardt, Associate Beau Citron and Associate Nick Fajardo, emphasizing the importance of the Deer Valley Submarket in the greater Phoenix area.
“This facility, part of the recently completed 17 North Corporate Center development owned by Ryan Companies, provides the tenant with a new branch location that will support the company’s work as a key construction partner within the expanding TSMC ecosystem in North Phoenix,” explains Rogers. “As leading companies like Okland continue to enter the market, well-located, high-quality industrial assets remain highly sought after, reinforcing Deer Valley’s position as one of the nation's fastest-growing industrial hubs.”
The DAUM team representing Okland previously represented another tenant, Fox Factory, in an additional lease at 17 North Corporate Center, for the 111,676 square-foot 2335 W Corporate Center Dr.
“Our team has brought in tenants to occupy more than half the space at this premier 355,498 square-foot campus, reflecting our active role in the continued growth of the Deer Valley industrial market during this pivotal time,” Rogers adds. According to a DAUM report, the Phoenix industrial market saw tightening vacancy and increased demand for direct space in Q2, with the Northwest area remaining one of the tightest submarkets in the region.
McKendry says: “Leveraging our extensive market knowledge and longstanding relationships throughout Deer Valley, we quickly identified and secured a facility that met Okland’s operational requirements, while also positioning the company for long-term growth in one of the Southwest’s most active industrial markets. Successfully placing a tenant of this caliber in this new development reinforces our confidence in the local market.”
The building’s location offers immediate access to Interstate 17 via the Pinnacle Peak Road interchange and is just two miles from Loop 101, providing excellent regional connectivity. It also features prominent freeway frontage and visibility, is situated near Deer Valley Municipal Airport, and is within walking distance of major retail and dining destinations, including Happy Valley Towne Center and The Shops at Norterra.
The property is located at 2525 W. Corporate Drive.
