TUCSON, AZ (October 8, 2024) -- The top sale last week at Cushman & Wakefield | PICOR was a daycare facility in the Foothills submarket, which sold for $1.2 million and was purchased by the current tenant, Learn & Play Preschool. Rob Tomlinson, Retail Specialist at C&W PICOR, facilitated this deal and represented the seller, Foothills Business Ventures. Rob and Cory Lamb with Long Realty represented the buyer, MH Holding Group, LLC of Cheyenne, WY.

This freestanding property at 151 W Orange Grove Rd was built in 1974 and has a history of adaptive reuse. Originally serving as the office and printing location for The Daily Territorial, a publication for Pima County government public notices from 1920 until 1990, the building has undergone several transformations. After becoming a newspaper office, it served as a private school and later as a martial arts jujitsu school before becoming a preschool. This 8,351-square-foot building features a large, open area that was once dedicated to housing printing presses. This space has been creatively repurposed into a gymnasium for the preschool, demonstrating how adaptive reuse strategies can bring new value to purpose-built properties that are no longer in demand.

This sale illustrates how adaptive reuse can transform properties to meet evolving market demands. Creative brokers are essential in reimagining spaces and driving successful transactions as market trends change.
