TUCSON, ARIZONA (May 20, 2025) – O’Reilly Auto Enterprises, headquartered in Springfield, Missouri, has acquired the commercial property at 1340 W Ajo Way in Tucson for $1,875,000 ($207 PSF). The sellers were James and Marietta Richard, longtime local property owners.
The 9,077-square-foot building was constructed in 2015 and previously served as a Family Dollar store, with an adjacent Blue Rhino propane exchange station—both of which have since ceased operations. Designed for general retail use, the building is positioned on a generous 2-acre lot, allowing flexibility for future commercial redevelopment.
Strategically located just west of South 12th Avenue, the property sits along one of Tucson’s busiest commercial corridors and benefits from excellent visibility and accessibility. It is surrounded by a mix of retail, service, and residential developments, including the South Tucson and Midvale Park neighborhoods.
Other than preliminary permits to secure the site with a 6-foot fence, O’Reilly Auto has not yet announced specific plans. The acquisition supports the company’s continued expansion in Southern Arizona. O’Reilly currently operates over 20 stores in the Tucson metro area, offering a full suite of automotive parts and services, including battery diagnostics, tool rentals, oil recycling, and more.
The purchase of 1340 W Ajo Way underscores O’Reilly’s commitment to strategic growth in high-demand markets and positions the company to serve customers in the South Tucson submarket better, whether through a new store location, relocation, or expanded service footprint. O'Reilly Auto Parts currently has 21 stores in metro Tucson.
