Wickenburg, AZ (January 19, 2026) — Specialty One announced the successful closing of Palm Drive MHP & RV Park, an 85-site manufactured housing and RV community located in Wickenburg, Arizona. The property sold for $8 million ($94,118 per space), closing at full asking price following a competitive and highly controlled sales process.

The transaction followed an earlier failed contract at a lower price, underscoring a common dynamic in the manufactured housing space: deals often break down not because of valuation, but because of execution risk during diligence. When Specialty One was engaged, the firm restructured the sale process to prioritize buyer quality, verified funding, and alignment of incentives—protecting value after an offer was accepted rather than relying solely on headline price.

“Specialty One didn’t just generate offers—they identified the right buyer and protected the deal all the way through closing,” said the seller. “They vetted every serious buyer, verified funding, and ultimately recommended a buyer who was far more likely to close cleanly and on time. We closed at the full $8 million, and it was the smoothest transaction I’ve ever been part of.”

Despite receiving multiple full-price offers, Specialty One guided the seller toward a buyer positioned for a clean close, even structuring the co-broker commission to eliminate incentives for retrading and preserve pricing integrity through diligence.
