Tucson Lease Report July 20-24, 2020

Highlighted this week is a 8,347-square-foot office lease to Fidelity Brokerage Services at The Gallery Offices, handled by Melissa Lal, Andy Seleznov and George Larsen representing the landlord, and Cameron Warren, of Phoenix Commercial Advisors,  representing the tenant.

The following commercial leases were reported to the Real Estate Daily News for the Tucson Lease Report July 20-24, 2020.

OFFICE – NEC CAMPBELL AVE and SKYLINE, TUCSON
Fidelity Brokerage Services has leased an 8,347-square-feet of space at The Gallery Offices, located at the NE corner of Campbell Ave. and Skyline Dr.  The Premises will be used a financial office offering mutual fund sales, securities brokerage, incidental cash management services, and related financial services. They are scheduled to open for business in August.  Melissa Lal, Andy Seleznov and George Larsen represented the Landlord, Larsen Baker, while Cameron Warren, of Phoenix Commercial Advisors, represented the Tenant.

RETAIL – NEC GRANT RD. and SWAN RD., TUCSON
Rock The Spectrum Kids Gym has leased a 4,418-square-feet of space at Crossroads Festival, located at the NE corner of Grant Rd. and Swan Rd.  The Premises will be used as a retail store and sensory facility for kids with special needs and for other children to include birthday parties, classes, retail sales of sensory equipment, toys and children items and related services.  They are scheduled to open for business in August 2020.  Melissa Lal, Andy Seleznov and George Larsen represented the Landlord, Larsen Baker, while Nancy McClure, of CBRE, represented the Tenant.

RETAIL – NWC of HOUGHTON and OLD VAIL ROAD, TUCSON
F45 Training has leased a 2,438-square-foot space at Las Plazas, located at A 17-acre parcel of land, located across from Houghton Towne Center, at the northwest corner of Houghton and Old Vail Roads in southeastern Tucson is slated to become a new retail and restaurant hub. The Premises will be used for the purpose of group training fitness center with ancillary retail sales of related merchandise.  They are scheduled to open for business August 2020. Melissa Lal, Andy Seleznov and George Larsen represented the Landlord, Larsen Baker, while Jesse Peron, of CBRE, represented the Tenant.

RETAIL – VARIOUS LOCATIONS
Jeramy Price of VOLK Company handled the following leases with Betico LLC for Filibertos Mexican restaurant locations:

  • A 2,713-square foot former KFC in Douglas.
  • A to-be-constructed a 2,448-square foot freestanding building at Houghton Town Center at Houghton and Old Vail Roads.
  • A 1,950-square foot former Jack in the Box in the Tanque Verde Shopping Center at Sabino Canyon and Tanque Verde, along with Kevin Volk of VOLK Company..
  • A 2,400 square-foot end-cap in a new multi-tenant pad building within the Shoppes in the Continental Ranch at Silverbell and Twin Peaks, also along with Kevin Volk of VOLK Company.

OFFICE – NE CORNER of CAMPBELL AVE and SKYLINE, TUCSON
Berkshire Hathaway has leased a 1,929-square-feet of space at The Gallery Offices, located at the NE corner of Campbell Ave. and Skyline Dr.  The Premises will be used as a commercial and residential real estate brokerage and property management office.  They are now open for business.  Melissa Lal, Andy Seleznov and George Larsen represented the Landlord, Larsen Baker, while Theresa Amos, of Tucson Realty & Trust, represented the Tenant.

RETAIL – FIFTH ST and CRAYCROFT, TUCSON
Meriem has leased a 1,300-square-foot space at Fifth & Jefferson Plaza, located on Fifth Street just East of Craycroft Rd.  The Premises will be used for permanent make-up, brows, massage, and other aesthetic services and related products and services.  They are scheduled to open for business in August 2020. Melissa Lal, Andy Seleznov and George Larsen represented the Landlord, Larsen Baker.

RETAIL – NWC of TANQUE VERDE and CATALINA HWY., TUCSON
James 410 Guns & Ammunition has leased a 1,200-square-foot. space at Bear Canyon Shopping Center, located on the NW corner of Tanque Verde Rd. and Catalina Highway.  The Premises will be used as a retail firearm and ammunition store, selling guns, ammo, gun related accessories, and for related firearm safety and training classes.  They are scheduled to open for business in July 2020.  Melissa Lal, Andy Seleznov, George Larsen, Pete Villaescusa (CBRE) represented the Landlord, Larsen Baker.

RETAIL – NEC of PIMA RD and ALVERNON WAY, TUCSON
Hayley’s Beauty Salon has leased a 900-square-foot space at Frontier Village, located at the NE corner of Pima Rd & Alvernon Way.  The Premises will be used as a hair salon.  They are now open for business. Melissa Lal, Andy Seleznov and George Larsen represented the Landlord, Larsen Baker.

RETAIL –NEC FRY BLVD. and CORONADO RD, SIERRA VISTA
Ambiserv has leased a 621-square-foot space at Cochise Plaza, located on the NE corner of Fry Blvd. and Coronado Rd. in Sierra Vista, Arizona.  The Premises will be used for general office purposes.  Melissa Lal, Andy Seleznov and George represented the Landlord, Larsen Baker.
