Tucson Lease report 3-13-16The following commercial leases were reported to the Real Estate Daily News for the Tucson Lease Report from October 10 thru 14, 2016.

RETAIL – 100 S. HOUGHTON RD., TUCSON
Galaxy Theatres has leased 50,000-square-feet at Montesa Plaza located at the southwest corner of Broadway Blvd. and Houghton Rd. The address of Tucson’s first new Galaxy Theatre is located at 100 S. Houghton Road. Galaxy Theatres is a multi-screen, luxury dinner movie theatre complex featuring IMAX films, Dolby Atmos sound technology, and 21+ VIP lounge and auditoriums. The new Galaxy Theatres Tucson location is expected to be under construction by the end of the year and open mid-year 2017. Galaxy Theatres was formed in 1998 and currently has 13 theatres throughout California, Nevada, Texas, Washington and Arizona.  Craig Finfrock of Commercial Retail Advisors, LLC represented the Landlord, Montesa Plaza, L.P., and Kurt Kalocin of SRS Real Estate Partners represented the Tenant in this lease transaction.

INDUSTRIAL – 1141 W. GRANT RD., TUCSON
CTP Carrera, Inc., dba Carclo Technical Plastics, provides injection molding and contract manufacturing services for medical, optics and electronics applications.  Carclo renewed their lease from Sloat Family Partnership, LLLP, for 20,391-square-feet of industrial space located at 1141 W. Grant Rd., Suites 101-104, in Tucson. Stephen D. Cohen and Russell W. Hall, SIOR, GSCS, Industrial Specialists with Cushman & Wakefield | PICOR, represented all parties in both of these transactions.

INDUSTRIAL – 1085 W. GRANT RD., TUCSON
CTP Carrera, Inc., dba Carclo Technical Plastics leased 19,790-square-foot warehouse located at 1085 W. Grant Rd., from the Mayen Corporation.  Stephen D. Cohen and Russell W. Hall, SIOR, GSCS, Industrial Specialists with Cushman & Wakefield | PICOR, represented all parties in both of these transactions.

OFFICE – 3567 E. SUNRISE DR., TUCSON
Mattamy Homes has leased 8,350 sq. ft. of office space at La Paloma Corporate Center, located at 3567 E. Sunrise Dr. in Tucson, Arizona. Mattamy Homes is one of North America’s largest privately owned homebuilders, servicing major metropolitan areas across the United States and Canada. The tenant was represented by James Hardman with DESCO Southwest. The landlord was represented by David Montijo and Jeff Casper with CBRE. The leasing of new office space is just one way that Mattamy Homes has ramped up its activity in Tucson. The company has already invested more than $50 million in Tucson residential properties since 2014 and aims to continue developing new residential communities in the area.  “Accessibility, quality space, and proximity to great amenities has made the office market in the Foothills very attractive,” said CBRE’s Casper. “Mattamy will have a very nice office space and show room that is accessible to their existing locations in Dove Mountain and Oro Valley, as well as their planned communities on the east side.“  La Paloma Corporate Center is a premier commercial office location in the heart of Tucson’s Catalina Foothills. Gorgeous views of the adjacent Catalina Mountains and expansive golf courses makes La Paloma one of the most sought-after high-end corporate office spaces in the city.

OFFICE – 5232 E. PIMA ST., TUCSON
Liberty Star Uranium & Metals Corp. leased approximately 4,309-sqauer-feet of office space at 5232 E. Pima St. from 2030 East, LLC. Aubrey Finkelstein of Vast Real Estate Solutions represented the Landlord in the transaction.

RETAIL – 120 W. PRINCE RD., TUCSON
This That & More, LLC leased 3,450-square-feet of retail space from Prince Road Plaza, LLC.  Relocating from their previous Stone Ave. location, This That & More is now situated in the Del Norte Shopping Center located at the northwest corner of Prince Rd. and Fairview Ave. in Tucson.  Greg Furrier, Retail Specialist with Cushman & Wakefield | PICOR, represented the landlord and the tenant in this transaction.

INDUSTRIAL – 4203 E. TENNESSEE ST., TUCSON
Kimball Rentals, LLC leased 3,055-square-feet at 4203 E. Tennessee St. in Tucson, from Gallaher Grit Limited Partnership.  Ron Zimmerman, Commercial Specialist with Cushman & Wakefield | PICOR, represented the landlord and Gary Emerson with GRE Partners, LLC, represented the tenant in this transaction.

INDUSTRIAL – 2112 N. DRAGOON ST., TUCSON
Product Development Corporation leased 3,000-square-feet at 2112 N. Dragoon St., Suites 1-3 in Tucson, from Rich Rodgers South, Inc.  Brandon Rodgers, CCIM, Principal with Cushman & Wakefield | PICOR, handled this transaction.

INDUSTRIAL – 3700 E. 38th ST., TUCSON
Jeffs Autoworks leased 2,880-square-feet at 3700 E. 38th St. in Tucson from JOC Enterprises.  Paul Hooker, Industrial Specialist with Cushman & Wakefield | PICOR, represented the landlord and John Slattery with CBRE, Inc., represented the tenant in this transaction.

RETAIL – 1970 W. RIVER RD., TUCSON
Serial Grillers has signed a lease for 2,274-square-feet in River Crossing located at the northeast corner of River Road and La Cholla Boulevard. The address of the new restaurant is 1970 W. River Road Suite 100, Tucson, AZ. Serial Grillers is a quick-service restaurant specializing in pizzas, salads, paninis, and burgers. Travis Miller started Serial Grillers in 2012 out of a food truck.  In 2013 he opened his first brick-and-mortar location at 5737 E. Speedway Blvd, while still operating his food truck. They quickly went from being take-out only in 2013, to expanding into the adjacent space to accommodate a 45-seat dining room in 2014. Earlier this year, Serial Grillers once again expanded to add a 40-handle taproom serving regional craft brews and added an additional 35 seats.  Serial Grillers has won many awards, including Tucson Weekly’s Best Food Truck of 2013 and runner-up for Best Food Truck of 2014, I Heart Radio’s Best Food Truck of 2014, was featured in Forbes as one of the nation’s Top 25 Fantastic Food Trucks, and many more. They were also featured on an episode of Food Network’s TV show Eat Street. Travis is expected to open his second location in January, 2017.  Craig Finfrock of Commercial Retail Advisors, LLC, represented the Tenant, Serial Grillers 2, LLC, and the Landlord, La Cholla and River Road Associates, LLC, did not have representation in this lease transaction.

INDUSTRIAL – 4500 E. SPEEDWAY BLVD., TUCSON
Kasa Trading, LLC leased 1,200-square-feet in Midway Business Park, 4500 E.
