TUCSON, AZ (Sept. 1, 2026) -- Two single-tenant drive-thru coffee properties sold in Tucson recently for a combined $5.88 million, with investors acquiring locations occupied by Starbucks and Black Rock Coffee Bar.

La Jolla Blvd & Cedros LLC purchased a newly constructed Starbucks at 2121 N. Craycroft Road for $3.4 million in a transaction that closed Aug. 3. The 2,262-square-foot building sits on 0.89 acres within Pima Medical Campus near Tucson Medical Center. The sale equated to approximately $1,503 per square foot. Meridian Development Group LLC was the seller.

The Starbucks was marketed by Eli Castronova, Brian Harpel and Paige Keefer of Velocity Retail Group.

The property is located along Craycroft Road near Tucson Medical Center and Pima Medical Institute.

BRC 22nd Ave Tucson AZ LLC purchased the Black Rock Coffee Bar at 6295 E. 22nd Street for $2.48 million. The 828-square-foot drive-thru, built in 2020, sits on 0.48 acres near the intersection of 22nd Street and Wilmot Road. The transaction equated to approximately $2,995 per square foot. Vaquero Tucson Partners LP was the seller.

The Black Rock property was marketed by Zack House, Mark Ruble and Chris Lind of Marcus & Millichap.

Both properties were offered as absolute triple-net investments with corporate guarantees and sold at high 5% and 6% cap rates.

The two transactions underscore continued investor appetite for small-format, single-tenant drive-thru assets in established Tucson infill locations, particularly properties backed by recognizable coffee operators with long-term leases.
