
TUCSON, ARIZONA (Sept. 10, 2026) — Ventas, Inc., one of the nation’s largest healthcare real estate investment trusts, has acquired Sierra Del Sol Assisted Living | Memory Care and Respite Care at 8151 E. Speedway Blvd. in Tucson for $14.96 million.
The transaction closed September 2, 2026.
VTR Sierra Del Sol LLC purchased the 135 units, 140 bed senior living property from KRE Tiger Sierra Del Sol LLC, an entity affiliated with Kohlberg Kravis Roberts & Co., also known as KKR.
The sale equates to approximately $110,814 per unit, $106,857 per licensed bed and $151.34 per square foot.
The property contains approximately 98,852 square feet in two buildings on 4.69 acres. It was constructed in 1997 and is licensed as a 140-bed memory care and assisted living community. Amenities include dining areas, living and activity rooms, a library, pool lounge, movie theater, television room and outdoor patios.
The buyer contact, Alex Russo joined Ventas in 2025 and oversees acquisitions, strategic transactions, underwriting and other investment activity for the company and Ventas Investment Management. Prior to joining Ventas, he spent 18 years with Lazard, where he led the firm’s coverage of the healthcare real estate sector.
The acquisition adds another senior housing asset to Ventas’ extensive healthcare real estate portfolio. The Chicago based company owns or has investments in senior housing, outpatient medical facilities, research and innovation properties and other healthcare related real estate across North America and the United Kingdom.
Sierra Del Sol previously sold in 2018 for $12.32 million, showing the latest transaction reflects an increase of approximately $2.64 million, or about 21 percent, from the prior sale.
