TEMPE, ARIZONA (May 29, 2025) — In a recent retail investment transaction, Tempe Marquez LLC acquired the Vineyard Center, a 9,656-square-foot multi-tenant retail center located at 4325 S. 48th Street in Tempe, Arizona. The property was purchased from Tempe Plaza, LLC for $1.9 million.
The buyer, Tempe Marquez LLC, was represented by Kameron Norwood, Investment Sales & Leasing Specialist with Cushman & Wakefield | PICOR in Tucson. Ruben Nach with R.O.I. Properties, LLC, represented the seller in the transaction.
Built in 1988, the center is situated just north of East Southern Avenue; Vineyard Center benefits from strong visibility and easy access to Interstate 10 and the surrounding Tempe-Phoenix metro area. The retail center is home to a mix of local service-oriented tenants, including a smoke and tobacco shop, a barber shop, and a beauty supply store. The property presents an attractive value-add opportunity in a high-traffic corridor, with tenants reportedly paying rents that are 22% below market rates.
