TUCSON, Arizona -- Tucson South Development Group LLC, an affiliate of Long Development Corporation (David Long, president) has purchased 5.34-acres located south of the southeast corner of Indian Agency Rd and Valencia Rd within the Midvale Park Shopping Center in Tucson, Arizona for $1.4 million ($6 PSF) for the construction of a 21,702-square-foot Tractor Supply Company store. The building plans include a 15,000-square-foot fenced outdoor display area to be built on approximately 2.3 acres of land.

The store will be located near the new Fry’s, a 104,000-square-foot supermarket that recently opened. Valencia is a main arterial road serving southwest. Neighboring tenants include Walmart Supercenter, Lowe’s and several banks and restaurants.

The balance of the acreage is allocated for the future development of an additional junior anchor(s) to the Midvale Park Shopping Center with capacity to accommodate up to approximately 31,500-square-feet.

The Tractor Supply store will employ 12 to 17 part / full-time staff and will be Tractor Supply’s fourth location in Pima County, with other locations in Catalina, Green Valley and Marana.

Tractor Supply Company targets ranchers, homeowners, do-it-yourselfers, contractors and trade workers, with its inventory that includes tractor/trailer parts and accessories.

Long was self-represented in negotiations for the buyer in the purchase. Greg Furrier with Cushman & Wakefield | Picor represented the seller, Wilcox Center LLC of Tucson (Raymond Lopez, manager).

For more information on the Tractor Supply and the future development, Long should be contacted directly at 602.574.0731. Furrier can be reached at 520.546.2735.
